Position Purpose:

The Refrigeration/HVAC Technician III installs, repairs, and maintains the College's refrigeration, air conditioning, and chilled water systems; routine building maintenance services on HVAC equipment for all GPO and athletic facilities; and troubleshooting services for off-hour emergency response needs. The position also provides service for the ammonia refrigeration system in the Thompson Arena ice rink. The Refrigeration/HVAC Technician exercises a high level of skill in all aspects the trade and assumes responsibility for assignments that involve the greatest amount of complexity.

Required Qualifications - Skills, Knowledge and Abilities:

  • High school graduate with some post-secondary technical school training, or the equivalent.
  • Minimum of 8 years of relevant experience in refrigeration and 3 to 5 years' experience in the electrical trade; or the equivalent.
  • A Universal license in refrigeration from a recognized organization.
  • Comprehensive working knowledge of and skill and experience in all aspects of industrial, commercial and residential refrigeration and air conditioning systems, which includes knowledge of: low voltage electrical systems and circuitry, the principles and theories of the refrigeration cycle, temperature measurement, the properties of refrigerants, heat transfer laws, the use of refrigerant tables, methods to calculate air flow, and pressure temperature characteristics for different systems.
  • Knowledge of ammonia-based refrigeration systems.
  • Well versed with using various electrical test equipment such as a multimeter.
  • Well versed in use of relevant hand, power and specialty tools.
  • Well versed with various types of pipe connections such as solder, braze, and mechanical joints.
  • Must be able to read and interpret blueprints, wiring schematics, and other specifications.
  • Knowledge of all relevant safety codes, building codes and environmental standards.
  • Ability to operate hoists, holders, and pulleys to remove large units.
  • Ability to perform demanding physical activity, work at heights and perform tasks requiring manual dexterity under physically difficult and/or strenuous conditions. Capable of responding to alarms of the Thompson Ammonia Refrigeration system.
  • Is capable of participating in the College's respiratory protection program and of responding to alarms including potentially hazardous environments.
  • Ability to follow oral and written instructions and work independently under minimal supervision, exercising sound judgment and applying strong problem-solving skills.
  • Strong customer service skills and good communications skills; ability to communicate work to be performed with college employees and building occupants.
  • Ability to participate and contribute to projects involving a high degree of complexity. Ability to analyze and evaluate issues and develop creating responsive solutions.
  • Computer skills on laptop, tablet and/or smartphone including basic word processing, spreadsheets and ability to use building system programs and work control system.
  • Ability to document and record issues and procedures.

Must have successfully completed the following training prior to performing work to which the training relates:

  • Driver Safety- Electrical Safety related work practices
  • Lock-out/tag-out
  • Respirator training
  • Fit and Physical Examination
  • Working in confined spaces
  • Laboratory safety/hazardous waste management training
  • Asbestos awareness training
  • Bloodborne pathogen training
Preferred Qualifications:

  • A one- to five-year apprenticeship in refrigeration and/or electrical work preferred.

Description:

Preventive maintenance

  • Performs preventive maintenance (PM), demonstrating in-depth knowledge of equipment impact to other building components, systems operations.
  • Evaluates equipment conditions and makes repairs to filer racks, drain pans, etc.
  • Performs PM on heat pumps, air conditioners, reach-ins, walk-ins, ice machines, cooling towers.

Refrigeration system repair

  • Traces and locates defects to determine the type and extent of refrigeration system repair needed and then performs tasks required.
  • Locates and checks elements such as those which control low side and high side pressure, the temperature of the cooling units, the temperature of the liquid and suction lines, and the running time of various mechanisms.
  • Modifies, alters or substitutes components and elements of the system to meet specified pressure temperature characteristics.
  • Keeps records of refrigerant used in accordance with EPA standards.
  • Replaces major portions of various cooling units such as compressors, condensers, expansion valves, float and service valves, thermostats, coils and drive assemblies.

HVAC maintenance

  • Makes visual, audible, and mechanical checks for the proper temperature of conditioned spaces, the proper operation of different parts of the refrigeration cycle, proper oil levels, unusual noises, overheated bearings, loose connections, faulty insulation, and frayed or loose belts, gaskets and pulleys.
  • Tightens connections, makes splices, insulates exposed wires, and cleans and lubricates moving parts. Dismantles, repairs, and reassembles pumps, impellers, compressors, chillers, receivers, evaporators, and cooling towers.
  • Overhauls valves, adjusts and replaces gaskets, springs, floats, diaphragms, valve fittings, seals, and couplings.
  • Aligns motors and fly wheel drives.
  • Performs basic plumbing work such as leak repair, unclogging drains, faucet & flushometer repair/replacement, etc.
  • Replaces belts, fans and fuses
  • Maintains chemical treatment for chilled and condenser water systems.

Collaboration with BAS Shop

  • Collaborates with the Building Automation Shop to diagnose and repair systems, maintaning understanding of control sequences.

Systems operation at local and plant level

  • Operates refrigeration and HVAC systems at the local and plant level.
  • Is able to start chilled water plants and other significant cooling systems from a non-operational status.
  • Maintains chemical treatment for chilled and condenser water systems.

Mentorship

  • Mentors other Refrigeration Technicians 1 and II in all aspects of the shop.
  • For example, provides clear and concise instructions to coworkers; educate offering constructive input to coworkers performing work.
  • While performing maintenance work explain the procedures being taken and the reasoning behind the action.
  • When qualified, allow the tech to perform the work under supervision.
