Position Purpose:

On both a scheduled work order basis and in response to emergencies, performs maintenance and repair to Dartmouth College academic and administration buildings, structures, and related fixtures and utilities, using a variety of trade practices associated with the occupations such as plumbing, electrical, HVAC, carpentry, and other related trades.

The Building Service Technician III position applies a high level of skill and proficiency in the execution of these duties related to all systems at Dartmouth College. Above and beyond the regular maintenance responsibilities, this position will also mentor junior Building Service Technicians, and have a solid level of skill on campus building automation systems and more complicated systems located in the areas of responsibility, such as RODI systems, pool certification, heat recovery systems.

Required Qualifications - Education and Yrs Exp:

High School plus 5+ years' experience or equivalent combination of education and experience

Required Qualifications - Skills, Knowledge and Abilities:

  • High school graduate or the equivalent.
  • 8-plus years of experience and knowledge with MEP systems and controls.
  • Valid driver's license and be qualified under the terms of the Dartmouth College Driver Safety and Motor Vehicle policy
  • Ability to do carpentry repairs, for example repair specialty items such as blackboards, and work with raised floor systems.
  • Working knowledge of fire alarm locks and door hardware.
  • Ability to diagnose and repair electrical systems. Performs repairs such as replacing, repairing faulty electrical components of machines such as fuses, relays, switches, and motors; include related appurtenances such as belts & filters. Maintains strong working knowledge of building electrical systems and their operation.
  • Ability to maintain, diagnose and repair plumbing systems, for example faucet/toilet repairs/replacement, drinking fountain repairs/maintenance, leaking pipe repair, etc. Demonstrates strong working knowledge of water and sanitary building systems.
  • Ability to demonstrate working knowledge of, and diagnose, maintain and repair to refrigeration cycle.
  • Ability to demonstrate high level of skill with Energy Management/HVAC equipment and systems. Able to diagnose the root causes of malfunctioning system or equipment and make required repairs, understanding impact to other building components, system operations
  • Ability to use building automation system programs to make adjustments to the building automation program and troubleshoot building issues. Specific knowledge of: campus building automation systems and more complicated systems in area of responsibility such as RODI systems, pool certification, heat recovery systems.
  • Ability to use all hand tools. Ability to use power tools including specialty tools such as PEX connections, press connections. Ability to use electric multi-meter, light meter, temperature/humidity meter.
  • Ability to read and understand building plans, and to use college data sources for access to building plans and O&M manuals.
  • Ability to follow oral and written instructions and work independently under minimal supervision, exercising sound judgment and applying strong problem-solving skills.
  • Knowledge of Dartmouth College construction standards.
  • Strong customer service skills and good communications skills; ability to share work to be performed with college employees and building occupants.
  • Computer skills including basic word processing, email, spreadsheets and building system programs. Smartphone skills to use vendor software for programming various basic electric components.
  • Ability to analyze and evaluate issues and develop creating responsive solutions.
  • Able to document and record issues and procedures.
  • Ability to perform demanding physical activity, work at heights and perform tasks requiring manual dexterity under physically difficult and/or strenuous conditions.
  • Is able to participate in the College's respiratory protection program and is capable of responding to alarms including potentially hazardous environments.
  • Willingness to work overtime when required.
  • Willingness to obtain further (vendor) training which may be online, local in-person, or at a remote location.
  • Must have successfully completed the following training prior to performing work to which the training relates:

    • Driver Safety- Electrical Safety related work practices
    • Lock-out/tag-out
    • Respirator training
    • Fit and Physical Examination
    • Fall Protection
    • Working in confined spaces
    • Laboratory safety/hazardous waste management training
    • Asbestos awareness training
    • Bloodborne pathogen training

Description:

Preventive maintenance

  • Following established procedures, works independently to perform prescribed preventive maintenance tasks on Dartmouth College buildings, equipment, and utility systems. For example, checks plumbing and heating systems for leaks, defects in equipment, and malfunctions; lubricates moving parts of equipment; replaces worn/corroded parts such as belts and pulleys, filters, wiring, fixtures, and controls; checks/replaces fluid in hydraulic devices, etc.
  • In response to assigned work orders, performs scheduled preventive maintenance reviewing equipment operation and impact to associated equipment and systems.
  • Works with Fire Safety Shop, testing elevators, shutters and fire doors, for example.

Repair and replacement

  • In response to assigned work orders, performs a variety of tasks related to the upkeep of Dartmouth College buildings, structures, and associated fixtures and utilities, i.e., repair/replace damaged electrical fixtures and controls; repair/replace plumbing fixtures, piping, or fittings; install/repair radiators and associated piping, valves, fittings, and equipment; repair doors, windows, frames, furniture, etc.; replace broken glass; repair roof leaks; etc.
  • Independently requests work orders.
  • Carries out installation, replacement, or repair in accordance with accepted trade practice. Inspect/test completed work to insure proper functioning.

Assist in supervision of new and remodel work

  • Participates and assists in supervision of new and remodel work with internal and external trades. This includes coordination with trades & occupants; knowledge of building systems; knowledge of locations of building infrastructure. Ensure the workmanship from outside contractors meets college standards.

Coordination and scheduling

  • Works with supervisor and/or peers as appropriate to resolve issues including coordination of scheduling work, ordering of materials, suggesting work scope. Analyzes requirements of work to be performed. Plans steps and sequence of work; determines methods, techniques, and materials to be used. May include I and II level technicians as a mentoring opportunity.

  • For example, a fan scroll needs to be replaced in an air handler. Arranges for personnel with appropriate skills; determines equipment necessary is on site; coordinates with related shops (i.e., Controls, Equipment Maintenance, Electric, Grounds) for replacement; investigates affected areas, and makes temporary accommodations, adjusts return / exhaust fans.

Energy management

  • Works with Building Automation Technicians to respond to and minimize all Energy Management System computer alarms and adjust as necessary. Adjustments may be physically at the field devices and/or using the control software to correct.
  • Performs response, problem diagnosis, and repair in response to alarms or calls from administrators, staff, and faculty.
  • When permanent repairs cannot be accomplished in a timely manner due to parts or specialty technical assistance, improvises with temporary repairs/corrections which will meet customer needs. For example, places equipment in manual mode at an acceptable temporary level; performs electric rewire bypassing a faulty VFD.

Learns from senior technicians

  • Learns from senior building service technicians via working with and understanding procedures. For example, receives clear and concise instructions from coworkers; learns via constructive input from coworkers performing work. While performing maintenance work, learns the procedures being taken and the reasoning behind the action.

  • Works with senior building service and other senior technicians to develop high level of skill in equipment, diagnosis of malfunctioning systems, and repairs for systems including:

    • Energy Management/HVAC systems (including Aircuity, Honeywell & Johnson systems)
    • Plumbing systems (including comprehensive knowledge of steam systems, hot water systems)
    • Lighting systems (Luton, Lightcloud, Digital lumens)
    • Building automation systems
    • RODI systems
    • Pool certification
    • Heat recovery systems

  • Is exposed to cuts and bruises and more serious injuries working on ladders, scaffolds, etc.
